Project Description
The proposed development consists of four blocks of 3-storey stacked townhouses containing a total of 36 units at a density of 80 units per hectare
Forty-five (45) parking spaces are provided in total. Thirty-six (36) parking spaces are provided for residents at a rate of one per unit, and nine (9) visitor spaces are provided at a rate of 0.25 per unit. One (1) visitor space is designed as a barrier-free space.
Through the Formal Consultation process (FC-20-146) it was determined that an Official Plan Amendment (OPA) and Zoning By-law Amendment (ZBA) are required to implement the proposed development.
An amendment is required to the Urban Hamilton Official Plan to permit the stacked townhouse form as well as a site-specific policy to permit the density (80 dwelling units per hectare).
A Zoning By-law Amendment is required to Ancaster Zoning By-law 87-57 in order to rezone the Site from C5-243 “Rural Commercial” to a Residential Multiple “RM5” Zone, Modified.
